Residential Real Estate Investing
I may have a biased opinion on this topic, because I myself am a Realtor, but investing in real estate is an option I would take any day over stocks or bonds.
We all know that large financial institutions can control the stock market by borrowing profits and selling shares, often at the press of a button. The real estate market cannot be influenced by a few individuals and truly operates under the mechanism of supply and demand. As an asset, real estate is a necessity, and it will continue to be one so long as humans need place to live and work.
Specifically, I prefer residential real estate over commercial real estate because of the latter's costs, down payment requirements, vacancy rates, and management hassles. I have gone a step further by recommending condo investing over single residential homes. My personal experience with investing in single homes has shown me that ongoing maintenance issues can be substantial (with regard to roofs, windows, furnaces, landscaping, large square footages to care for, quality of tenants etc.)
A condo, on the other hand, is essentially four walls, appliances and flooring. Clean it, paint it, and it is ready to go!
I have personally assisted over 300 investor clients in finding projects, investing in it, leasing the property to qualified tenants and continuing to keep the property leased.
