When there is a much hyped project such as being "advertised in the papers", or touted as "coming soon" or "VIP access" .... there are those that want to be associated to it just so that they can tell their friends "We bought in so & so project"...... for the prestige value. This is really just a marketing style that developers and builders have adopted and surprisingly it is still working. Don't get taken in by this, it is just a marketing ploy. Do not let your emotion take over your decision making process....make sure it is a business decision and it makes economic sense for you first.
Remember when it is too good to be true such as booking a condo investment with just 5% down, it is really because the builder has sold 85%-90% of the project so they have off-load the last bit of inventory and has raised the pricing by $40K-$50K comapred to the original pricing. The money makes it worth the risk for them.
"I got a Free upgrade to Stainless steel appliances and Granite counter tops". NO! The builder raised the pricing, and is now offering these upgrades and guess what you are paying for them. It is all built into the price.
The contract that you sign at the builders sales site is prepared by the best lawyers money can buy. These contracts protect the builders from YOU, for delays, cancellation of the project, to alterations in the floor plan, # of floors they can build and much more.
Work with a team that specializes in condo investing and knows how to protect your interest and offer the best advice. You need representation when you go to that sales site as the salesperson is really there working for the builder. It doesn't cost you a single dollar to be accompanied by a real estate agent representing your interests.
Also be wary of agents who offer you cash back for allowing them to represent you. A good team will be associated with you from signing the agreement to reviewing the clauses in the contract by explaining all costs (over and above regular closing costs) such as what to expect, doing the PDI, getting the occupancy, finding you a good qualified tenant, assisting with mortgage needs, closing the deal and advising when to sell or keep leased. A good agent remains involved for these duties 3-4 years and creates a life long relationship.
