Selecting the right agent

You are selling one of the largest assets that you own, don't compromise on whom you choose to represent you on the transaction.

 

All agents are not created the same or equal. There are successful ones, mediocre ones and below par ones. It's like in any field, not everyone excels at what they do including lawyers, doctors, accountants, etc.  Look around your own place of work and don't you wonder how that person ever became a  manager?, or that given an opportunity you could do a way better job?

 

There are over 27000 agents out there and the stats will surprise you that about 10000 agents do between O to 5 deals in the entire year. Meaning they will be "emotionally" tied into the financial outcome of your transaction and unable to give you advice that is in your best interest. You actually  may be the only client they have.

 

Don't hire a part time uncommitted agent and expect to get excellent results. Interview the agent you are going to hire and ask them questions to see if they are best suitable for the job or not.

 

  1. Do you work part time or full time ?  Do you sell real estate for a living ?
  2. What is your experience, how many sales do you average a year ?  More sales = More experience
  3. What is your area of expertise ? Which areas have you sold homes/condos in ?
  4. What form of marketing do you use to sell homes ?
  5. What is your average list to sell ratio ?  What is the average # of days it takes for you to sell a home ?
  6. Do you operate in a team or as a stand alone agent ? Will you be able to devote  the time to  promote my home ?
